The chain of title, encumbrances and existing charges, whether property tax and dues are clear, whether required approvals and development permissions exist, whether mutation records match, and whether anything in the documents contradicts anything else. It's a paper exercise, and it's the cheapest insurance in a property transaction.
It depends on the holding period, the acquisition cost and whether indexation applies, and the available exemptions depend on what you do with the proceeds. The rules here have changed recently enough that it's worth checking the current position against your specific dates rather than relying on what applied a few years ago.
Typically mutation of records, establishing the cost basis for future capital gains, resolving any co-ownership between heirs, and clearing outstanding dues. Doing it while everyone is in agreement is considerably easier than doing it later.
